This is the term given to the legal process involved when you're buying a property. What does a conveyancer do?
A conveyancer is the name given to someone who deals with the legal process whether buying or selling a property. They negotiate terms on which the property is sold or bought, and help you make the right decision when making major decisions regarding your property or your possible future property.

Your conveyancer prepares contracts between the buyer and the seller and can negotiate them also. These include details such as the price, the date of entry, and conditions, for example, the heating system is in working order and there are no major defects in regards to the property.

Where can I find a conveyancer?
To find a conveyancer, you have many options. Its completely up to you who you go for, and its often best talking to a few, as they all have different charges, and some may have special offers for first time buyers, for example half price legal costs, for this is best to look around.

You could also talk to friends and relatives to see if they have had any experience with anyone, good or bad, it may help you decide.

Your Financial Advisor may recommend you a conveyancer, however they may be bias to their own conveyancers, and possibly on commission on recommendations.

Finally, you could go into one of the Scottish Property Centres, which work on behalf of most of the major Solicitors in the area, and can offer an honest opinion.

What to say to the conveyancer
The first thing to say is that you're a first time buyer, looking to purchase a property and are in need of advice in the legal process. They should be able to explain the process to you, and also offer tips and things to look out for when viewing properties. Remember, often most importantly, ask how much their legal fees will cost, including a full breakdown of costs. This should help you decide on your conveyancer, and hopefully your property purchase will go well, without problems.
