Surveying
When you are interested in a property and wish to find out more about the property, usually the next step is to arrange a survey to take place. This section will explain about surveys and valuations and how they can help you in deciding whether to go for a property or not.

Once you've found a property, and wish to see if its worth going for you're best to get a survey carried out, however there are 3 types of these, all at different costs according to the surveyor.

  • Valuation Report
    This is the most basic type of survery, which is a basic inspection of the property and allows the lender to consider the property for a mortgage. This survey will come back with a valuation for the property, and may tell you about some essential work that may need to be carried out. This costs around £100 - £150 usually.
  • Home Buyer Survey and Valuation
    This is a more detailed inspection which highlights both the exterior and interior of the property. The surveyor will often go to the effort of looking in the loft, under carpets, in basements etc for this, whereas in the Valuation Report they wouldn't. For these extras, the survey is often around three times the price, around £300 - £350, however, any majors defects found can be used to haggle on the price.
  • Building Survey
    This is a more detailed technical report on the structure, detailing any structural defects for example cracks in the walls, guttering, chimneys, tiles, the roofing and wall stucturing etc. It will also detail the age of the building and the type of the structure, including the type of design of the walls, floors, ceilings and roofing.
