Viewing Properties
When viewing properties there are so many things to look out for and things to consider, whether you want a house or a flat, how many bedrooms, do you need a garden etc. This section will help you find the right kind of property for you, help you arrange viewing on propertys and tips on what to look out for.

Where to live
Some things to consider when thinking about a property and where it is located :-

  • How to get to work from it
  • Is it on a bus route?
  • It it easy to get to with a car or on foot?
  • Where is the nearest supermarket?
  • If you have kids, is there a school nearby?
  • Is it a nice area? Crime rates etc affect insurance costs
  • Parking, is there parking restrictions?
  • Noise, is there any clubs, or even dual carriageways near?
What type of property?
You'll have to decide what type of property you want, whether a house or a flat. If you're having trouble deciding, write up a list of the pros and cons of both, eg the house may have a garden, and more space, however the flat may be better located, easier to maintain with smaller domestic bills. If need be, view both houses and flats, and it'll become clear whats best, but remember to cater for the future, nobody knows what it may hold, children, pets, maybe your parents!

Where to start looking?
The best bet is to look in Scottish Property Centre's, and around Local Estate Agents, which can be found in your yellow pages and in the papers. Ask these to put you on their mailing list to get details of new properties, and to inform you of any properties that may suit what your looking for, these people are usually very helpful in assisting you.

I want to arrange a viewing
When you want to view a property, simply ring the Estate Agents or the owners (whatever the property schedule says) and ask to book a viewing. Its as simple as that! However, in some cases, they may ask a few questions to check your serious, but don't let this put you off, the more properties you view the better!

Remember, you can view a property as many times as you want, and is often a good idea to visit at different times of the day.

 

Viewing Properties
When you're viewing properties, its usually an accompanied one, either with the owner or someone from the estate agents. Often these people will help you look around to start with and let you look around yourself. Remember, they're there to help, and don't be scared to ask any questions. Some of the questions you should ask are in the table below.

Questions to ask

  • How long have they lived there?
  • Why are they moving?
  • What are the neighbours like?
  • Ask about any recent repairs if any
  • How much are bills generally?
  • Whats included with the property?
  • How long has it been for sale?
  • How many viewings has she had?
  • Have they had any interested parties?
  • Or any offers?
  • Are there any parking restrictions?

Take someone else with you, you'll be more likely to spot things you may miss otherwise.

 

Things to Look For
When viewing properties, here are some thing to look out for, classed into outside and inside. But don't be put off at first by decor and floor coverings, these can be easily changed at not too much cost.

  • Missing Roof Tiles - Possible Leaks
  • Window and Door Frame Rot, may need replaced
  • Condition of path, drive and garden, may they need to be resurfaced or money spent on them?
  • Cracks in walls
  • Damp and Mould
  • Cracks in walls and around door frames and windows
  • Heating, does it have, how does it work? Is it up to modern standards?
  • Sockets, is the enough power sockets?
  • Are the rooms large enough?
